When I first moved in, 1851 was shiny and new. People were happy, social, and seemed to care about each other and the community! This is my experience while living there.
Safety – This was the most concerning. it was routine to see people hanging out in parking lots late nights/early am hours. I had heard about nefarious things happening although never saw any myself. I did see cars with broken windows several times. Only assuming they were break ins. 1851 is also in the shadow of Wal-Mart and... the back of the property seemed to be a super highway for homeless folks who had camps in the woods so it was very common to see people just randomly wandering around the parking lot. Exterior common doors are fobbed but it didn’t do much. I would ALWAYS find them propped open with rocks/door mats and noticed pry marks on several doors where I assume people were forcing their way in.
PAPER THIN WALLS! Can’t emphasize this one enough. I could literally hear conversations in the unit beside me. I could also hear anything upstairs as well. The hard floors on upper floors made it sound like thunder if something was dropped. I could hear every footstep, cabinet closing, TV, crying, etc. The common hallways are concrete so any noise above a normal conversation was loud and clear inside the apartment.
I LOVE dogs but they are an issue at 1851. Not sure what their weight / breed policy is but it felt like there was none. Barking dogs left alone in apartments and on patios for HOURS (remember the thin walls). They also replaced the courtyard grass with astro turf. It seemed like a great idea until the dog pee smell became very strong especially when it was warm. It is nice that 1851 has poop bag stations but people rarely used them as evident by the “land mines” I’d see anytime I went outside.
The nightly trash pickup (for a fee) is a huge plus but from time to time, I’d need to take a bag to the dumpster. 9/10 times the dumpster was overflowing (not just a little bit) and spilled out all over the parking lot. I felt bad for the peeps who lived in those units. Imagine walking out onto your patio or just outside in general to see a sea of garbage.
Access – Good luck trying to turn left out of the parking lot onto Brinker unless it’s very early am or late PM. Not the fault of 1851 by any stretch but just something to consider.

If you’re looking for a place to call home… you’ve found it. In addition to enjoying this beautiful complex, I absolutely love the management and maintenance staff.
Maintenance is extremely knowledgeable and personable, Grace and Danny are the office rockstars (it’s no wonder they are front and center upon entering the leasing office), Jessica is absolutely amazing and has always been super responsive and attentive to the needs of the residents… (hey corporate!! If you’re reading this… I will... stage a protest if you guys take her away from us!)
Furthermore, my favorite part about living here is the community feel, from the monthly brunches to the bingo and movie nights, I’ve been able to meet amazing neighbors and young professionals. Well done 1851 Brinker team… your 2022 Best in Denton is well deserved.

This is the absolute worse place to live in Denton. The homeless population camp behind the complex, a non existent/caring property manager, never ending maintenance and construction issues, trashy people that run the place down. This is the worst complex to live in. I had about 2 printed pages of issues by the end but character limits don’t let me express all that.

Things are not as they seem. Look past the wasted green space in the front and clean kept front office and see the poorly maintained and unfinished. Currently live in building 2 and it has been a nightmare. Here are a few reasons to stay away
1. Safety. There has been several instances where we have been fearful at this complex. For our entire time here there has been a huge gap in the fencing along the woods 10 months. There has been several sightings of bobcats and homeless along this area,... and what did they decide to build first instead of a fence? A playground for children.
2. Poor maintaining. Building 2 is awfully kept. The floors near the elevator are filthy. There has been drawings of penises in the elevator for months. They painted over the walls with paint that is a complete different color. The rain runoff sits at the base of the building washing away all of the landscaping, and likely causing the building to sink/settle even more. The complex only has one trash area, which builds up every weekend when the valet company is not here. But do they step in and maintain? No. Finally, the elevator emergency communication has been going off for months while still running. What did they do? Just silence the alarm and leave the light flashing.
3. Excessive building settling. Confirmed from the maintenance team, the building is settling more than the contractors expected. There is a large gap in our doors and cracks in our walls from the sinking. The crack pictured was plastered and painted. Yes the paint is dry and that is the color they decided matched. It is now cracking even more.
These are just a few of the reasons we broke our lease. Even after presenting these issues that we lived with for 10 months, did they waive our fees? Not one penny.We couldn’t be happier to leave.

This is the quietest apartment I have ever lived in. Very peaceful. Their secure buildings make me feel very safe. The amenities are wonderful! The office staff, especially Bryce, is always friendly, helpful & kind. I love how roomy my apartment is and the amazing appliances. I LOVE IT HERE!
